Jonathan Rose Companies
LLC are a network of
affiliated planning and development firms with primary practices in the
New York metropolitan area, the Hudson River Valley, Connecticut, the
Southwest, and the Rocky
Mountain range. Our local partnerships work with communities,
not-for-profits and private clients to assist them in defining planning
objectives and developing creative solutions to local problems.
As developers, we often build demonstration projects to show lenders,
residents, public officials and the development community how creative
solutions can be implemented. These range from housing for homeless
families, to artist live/work studios, from large theaters to small
libraries, from large urban infill project homes in improving
neighborhoods to affordable housing in gateway communities. Our firm is
deeply engaged with community master planning.
All of our work uses environmentally responsible development techniques
in choosing a site, designing building systems and selecting materials.
Our work has been recognized with awards from the National Trust for
Historic Preservation, Natural Resources Defense Council, the United
Nations, the American Institute of Architects and many others.

What
We Do
We are often asked,
"what is it that you actually
do and where do you do it?" We do four things: we plan, we develop, we
help not-for-profit institutions strategically plan the use of their
real estate assets and develop new facilities when needed, and we
acquire existing real estate. A studio leads each area of activity.
Planning
Studio
Our planning work includes community comprehensive
and specific-area plans, economic development, historic preservation,
revitalizing main streets and downtowns, planning infill villages,
preserving rural areas, and connecting it all with mass transportation.
We work on specific zoning solutions or public funding mechanisms to
encourage affordable housing, preserve open space, and create mixed-use
zones. We also assist gateway communities to deal with the social and
environmental issues that come from second homeowners and tourism.

Program Management
/ Owner's Representative Studio
The Owner's Representative Studio works with organizations to build the
cultural infrastructure of communities - projects that enrich the
vitality of a community, such as performing arts centers, museums,
libraries, academic and K-12 educational buildings. The Studio offers
experience, knowledge and systems that support clients as they navigate
the complexities of the green building industry. The Owner's
Representative Studio offers a standard of excellence in the basic
services of project management, budget, and schedule control. Beyond
that, the Company has developed a variety of value added, risk
management, and cost reduction practices that result in owner

Development
Studio
Our development work focuses on building diverse,
mixed-use villages, or individual buildings that function as important
components of communities. We try to do projects that will be models
and can be replicated by others. Our work ranges from housing for
people with special needs to downtown mixed-use development.

Investment
Studio
The Investment Studio manages the Rose Smart Growth Investment Fund I,
LP, the first national green smart growth investment fund to focus
exclusively on providing economic and environmental returns. The Fund
is committed to acquiring real estate near transit or in walkable
communities, and enriching these assets with green management
practices, professional real estate skills, and a long-term point of
view. This work informs our planning, project management and
development work with a deep understanding of the issues of operations,
life cycle costs, and responsible citizenship.

Where
We Do It |
Although we provide
consulting services all over the world, to date we have focused our
work in New York metropolitan area, Connecticut and New England, in the
Southwest and in the Rocky Mountain region. We think it is very
important to provide place-based planning and development rather than
build generic projects. Also, if we
develop projects near each other,
we can begin to link them and take advantage of their interdependence.
Each region has very different environmental, economic, cultural and
historic conditions, which we are continually studying and integrating
into our work.
New York
Metropolitan Area
Jonathan Rose Companies LLC’s New York office works with
cities, not-for-profit organizations and private clients to develop
creative solutions to planning, development and real estate challenges.
In New York City, we are advancing the goals of Mayor
Bloomberg’s innovative PlaNYC 2030 through the work of all
four studios. Among our projects, the Planning Studio is currently
working with the National Parks of New York Harbor on linking its Outer
Harbor sites. The Owner’s Representation Studio is managing
the design and construction of 11 educational and not-for-profit
projects, including Cooper Union's New Academic Building and the
Kaufman Center renovation, both of which are now in construction. The
Development Studio is working on a wide array of green affordable and
mixed-income housing projects, including David and Joyce Dinkins
Gardens, a joint venture with the Harlem Congregations for Community
Improvement, Inc. to provide housing for youth aging out of foster
care, also in construction. The Investment Studio is managing a $100
million green real estate investment fund. Our Katonah office manages

Connecticut and New England Our Connecticut office continues
the firm’s history of community-building in the region. Jonathan Rose
Companies LLC initiated our Connecticut-based work several years ago
with the West Rock Redevelopment Plan. In June 2006, in response to
growing need of innovative solutions to regional sprawl and decreased
housing affordability, we opened an office in New Haven to build our
business in the state around transit lines and in the urban centers.
These efforts include the 50-unit Metro Green Apartments,
Connecticut's foremost transit oriented affordable housing community.
Designed to exceed the Enterprise Green Communities Guidelines and
seeking U.S. Green Building Council's LEED New Construction gold
certification, Metro Green Apartments is a cornerstone of Stamford's
plan to advance climate prosperity as a green model for the state and
for the region. Metro Green Apartments
is the first phase of Metro Green Residential, a candidate for LEED
Neighborhood gold certification that includes 238 mixed-income rental
and for-sale residences on a mixed-use, transit oriented
site. Other Connecticut projects include the redevelopment
of Chamberlain Heights, a
122-unit public housing development, in partnership with the Housing
Authority of the City of Meriden, and Owner’s Representation for the
renovation of the future home of the administrative offices of Dwight Hall,
a non-profit organization promoting public service and social justice
at Yale University. We are also currently engaged in consulting
projects to assist Dwight Hall
at Yale to relocate its administrative offices and to help Artspace
study the feasibility of providing housing for artists in New Haven.

Rocky Mountains
Our work in the Rocky Mountains is carried out through Perry Rose LLC,
located in Denver, Colorado. The office began its work with the Denver
Dry Goods Building, an example of green, mixed-use, mixed-income,
transit-oriented historic preservation. This award-winning project sets
a standard for the downtown revitalization of Denver as well as that of
many other cities. The firm's next major project was Highlands Garden
Village, a model for green urban infill and neighborhood renewal and
winner of a ULI Award for Excellence in 2007. Just completed, the
project includes single-family, town house multifamily, senior,
live-work and co-housing, office, retail, parks and gardens, and the
historic Elitch Theater and Carousel. The firm is now pursuing planning
and development projects on the region’s FasTracks light rail

Southwest
Our work in the Southwest region is carried out though Romero Rose LLC,
located in Albuquerque, New Mexico. The office began its work in the
region in 1986, co-developing the innovative Second Street Studios in
Santa Fe. The office continued its qrowth with the acquisitions of
several office buildings. In 2006, the office was designated as the
redeveloper of three key blocks in Albuquerque’s downtown,
right next to the city’s new rail and bus transit center. The
project will begin construction in the fall of 2007. The office is also
providing real estate asset management services to the McCune

How
We Do It |
If you work with us, we
hope you will find us
deeply engaged, open, and collaborative. These qualities are supported
by our relentless focus on systems. These systems help us achieve both
your goals and ours. Effectively, we function as a learning community,
each project enriching all of us.
American buildings consume 40 percent of all energy used, 16 percent of
all water used and generated 40 percent of all municipal solid waste.
Thus, it is clear that developing greener buildings can significantly
improve the environment.
In practice, environmentally responsible development begins by choosing
the right place to build and only then proceeds by being thoughtful
about how we build. No single act has a greater positive or negative
impact on the environment, on community and on the quality of the
resident’s lives than the selection of where one chooses to
build.
To provide a framework for achieving environmentally responsible
development, we have organized the issues into the ten "S’s".
They are as follows:
