Our Policy and Planning practice provides public policy, community development, site planning, and program management consulting services to for- and non- profit real estate developers, community and economic development organizations, public agencies, foundations and institutions. At the core of our work is a commitment to creating viable, equitable and thoughtful strategies to achieve long-term prosperity on behalf of our clients and the communities we serve. All of our work is seen through a lens focused on the challenge of global climate change, social equity and the urgency to develop effective green building and planning strategies to address it.

| CIVIC DEVELOPMENT |
Our Civic Development Practice manages the planning, financing, renovation and new construction of complex projects such as performing arts centers, academic buildings and social service providers that enrich the vitality of the communities in which we live and work. The practice brings a sophisticated understanding of green building, programming, budgeting, finance, scheduling, design and construction to each project we undertake. We work closely with organizations to structure launch and implement projects through a comprehensive approach to defining and managing scope, budget and schedule.

| DEVELOPMENT |
Our Development practice is a leader in developing green affordable housing and transit accessible projects for our own account and on a fee basis in partnership with others. We work with cities, not-for-profits, private landowners and other stakeholders to create socially, economically and environmentally responsible development and vibrant, healthy communities. Our transformative projects serve as innovative and viable models of transit-based, walkable mixed-use, mixed-income green urban communities and individual buildings that function as critical components of neighborhoods.

INVESTMENT
|
The Investment Practice oversees the firms' investment and asset management services. The practice manages the Rose Smart Growth Investment Fund I, LP, the first national green smart growth investment fund to focus exclusively on providing economic and environmental returns. The Fund acquires real estate near transit or in walkable communities, enriching these assets with green management practices, professional real estate skills, and a long-term point of view. This work informs our planning, project management and development work with a deep understanding of the issues of operations, life cycle costs, and responsible citizenship.
