Following completion of a zoning and feasibility study, Jonathan Rose
Companies was selected as The Fortune Society’s partner in the
development of an affordable and supportive housing project at 625 West
140th Street in West Harlem/Manhattanville. The new building will
expand on the programs and transitional housing opportunities offered
at the adjoining Fortune Academy, providing permanent housing and
supportive services for Fortune’s clients and other low-income
residents.
With the input and support of the local Community Board, the project
has key funding committed to develop 114 units of affordable rental
housing, including 50 studio units for homeless individuals reentering
the community after incarceration. All units are designated for
residents earning no more than 60% of area median income ($46,080 for a
family of four), however rental subsidies through Section 8 and NY/NY
III (a program serving homeless individuals) that will make many of the
units affordable to residents with no or very little income.
The new 110,000 square foot, 11-story building will also include 25,000
square feet of office, meeting, and community space to house supportive
service programs for the residents.
The project will follow rigorous green design standards, seeking
LEED-NC Gold Certification, and will follow the Enterprise Green
Communities Guidelines and participate in the New York State Energy
Research and Development Authority (NYSERDA) Multifamily Performance
Program for Green Affordable Housing. The creation of a beautiful,
environmentally-efficient, and healthy building is the motivation
behind the project's design. The use of solar shades above
the windows on the building's south façade will reduce the intensity of
the summer sun while allowing light and warmth in during the winter
months. An outdoor roof space takes advantage of views and
breezes from the Hudson River. Seating areas, intensive and
extensive green roof plantings, and a rain water harvesting system will
all contribute to the function of this unique roof garden.
