The town of Frisco, like many Colorado mountain communities, is experiencing rapid growth and escalating housing costs.  Due to its popularity as a resort destination and the scarcity of developable land, local workers vital to the town’s economy are finding it almost impossible to find affordable housing.  The median home price is 2-4 times what the average Frisco worker can afford to pay.  The situation has become so critical that many workers commute, with only 27% of its workers actually residing in Frisco. 

In an effort to find solutions to the affordable housing problem, the Town of Frisco hired Perry Rose, LLC to facilitate a public planning process, including financial feasibility analysis and site planning alternatives for a parcel that the Town of Frisco owns and would like to develop into a mixed income community.  The planning process will engage various interest groups and stakeholders throughout the community in a dialog to create consensus about the future use and development of the site.  The goal is to create a high quality, financially feasible plan that has the necessary political support to ensure implementation.

The Peak One Parcel is a 12.6 acre site purchased by the Town in 1998.  This parcel provides an opportunity to address Frisco’s middle income housing crisis.  The parcel is adjacent to existing neighborhoods and infrastructure.  The parcel also includes open space and environmental assets that can be planned into the fabric of a new neighborhood with a diverse mix of housing types and incomes (potentially offering both market-rate and affordable units).
