The Rose Companies Smart Growth Investment Fund has joined Struever Brothers Eccles and Rouse (SBER) the developers of Clipper Mill, in Baltimore, MD, as 50% owners of the Clipper Mill community. Clipper Mill, an old steel mill in the Jones Falls Valley, was lovingly transformed into a transit-based, mixed-use community and is a 2008 recipient of the Urban Land Institute’s (ULI) distinguished Awards for Excellence. SBER shares Jonathan Rose Companies’ deep commitment to building communities in urban neighborhoods and has an exceptional track record of neighborhood relations, quality design and construction, and economic success.

Clipper Mill is a 147,000 square-foot community of mill buildings that have been renovated into offices, artist studios, rental apartments, for sale condos (not part of our acquisition), a health club and retail. A light rail stop sits literally at its entrance, and the 14-mile Jones Falls bike- and hiking-trail system runs through the center of the project. The trail leads to Druid Hill Park, Baltimore’s 735-acre Olmstead Park and Zoo, which is currently being restored to its former glory.

One light rail stop north of the community is a major shopping area, including a Whole Foods, and one light rail stop south is a major arts and cultural center around the University of Baltimore and the Maryland Institute College of Art.

Clipper Mill’s location, its adaptive re-use of existing buildings, and SBER’s commitment to green building management practices have attracted green tenants such as ecological restoration group Biohabitats and sustainability consultant Gabrielli Design Studio. Other tenants include Urbanite, a magazine about urban communities and culture, and the art glass studio Coradetti Glass.
