Jonathan Rose Companies (JRCo) signed a long-term lease for the 23rd
floor of the historic Fred French Building in the summer of 2004. The
floor has windows facing four directions with spectacular views to the
south and west.
When leased, the space was dark and uncomfortable with drop ceilings
and a maze of small offices. Today, after a series of renovations, the
floor is bright, vibrant and a place that reflects Jonathan Rose
Companies’ values of environmental responsibility and place-making to
support community.
During a six-month period, JRCo Owner’s Representative Studio (OR
Studio) managed the design and construction of an environmentally
sensitive interior renovation to house the firm’s Manhattan office.
Because of the firm’s continued growth, the OR Studio has managed two
subsequent expansions. Upon completion of the Phase III expansion in
January 2008 Jonathan Rose Companies will occupy the entire 23rd floor
of the building.
The office is designed to maximize employee access to light and air
through an innovative open office space arrangement. A combination of
fixed and operable glass panels allows light to pass through, maximizes
privacy and reduces noise transfer between work stations. The area
savings from the open office layout was used to create several common
meeting rooms, including a special “living room” overlooking 5th Avenue
with views to the south, west and north. These common spaces are
available to everyone for private conversations, meetings or for a
relaxing “other” place to work.
