50 East San Francisco Street is a two-story retail building located directly off of the Santa Fe Plaza, a premiere pedestrian location in one of the Americas’ oldest walkable Downtown districts.

Jonathan Rose Companies has substantial holdings in Santa Fe, an active presence in the market, and capitalized on a unique opportunity to restore and “green” a historic building and to create value for investors.

Romero Rose LLC, the local office of Jonathan Rose Companies in Albuquerque, is leading the effort to implement a comprehensive value-add, greening strategy for the asset which includes: the increase of leasable square footage of the building by restoring the historic façade; the conversion of existing month to month tenants to long term, market rate leases; and the greening of the operations and capital investments in order to target a U.S. Green Building Council LEED for Existing Building (EB) certification.

The Plaza and many of the surrounding buildings are listed on the National Registry of Historic Places. 50 East San Francisco Street’s current structure was built in 1872, and has been renovated several times since, but the title goes back to 1639, when it was deeded to Antonio Baca, a member of an early settling family from Mexico. While the asset is in a historic district, Rose research unearthed an 80-year-old photograph that led to approvals from the City for the historic façade and storefront renovation that will increase square footage.

The property’s location two blocks from the Downtown Transit Center, the hub of seven bus lines that service the downtown of Santa Fe and its immediate surrounding areas, provides for convenient access via mass transit, which helps reduce vehicle miles traveled.

The Plaza is likely to remain one of the strongest pedestrian-based retail locations in the country, and the Fund plans to complement this asset with future purchases in Santa Fe’s downtown.
