40 East 61st Street combines the complex renovation of a 16 story building in New York City with a new structure. Originally, the building housed the LeRoy Hospital, a retreat for the people of means who needed a discreet place to rehabilitate. The project mixes luxury apartments on the upper floors and state-of-the-art medical offices and labs on the lower floors.

The Leroy Hospital was purchased by Columbia Presbyterian Hospital, who, with an affiliate renovated the building in 1983. This $10 million project included the addition of four floors to an existing 56 year old structure, gut/rehab of the entire building; and construction of a narrow 20-story addition on one side. The lower four floors and basement were developed to house medical offices and labs for Columbia Presbyterian Hospital, and the top 16 floors contain 35 luxury condominium apartments. The development was financed by the hospital's endowment.
