Highlands’ Garden Village: Trocadero Apartments
Denver, Colorado

GOAL
To provide a large selection of quality, affordable apartments that maximize open space, promote a relaxed lifestyle, and feel consistent with the  quality of the surrounding Highlands' Garden Village neighborhood.

CHALLENGE
To integrate 74 residential units into Highlands' Garden Village without overwhelming the intimate quality of the neighborhood.

OUTCOME
Apartments grouped in four bulidings designed to appear as townhomes that provide residents with a relaxed, environmentally friendly atmosphere utlizing courtyards and open space as outdoor rooms.

The Trocadero apartments at Highlands’ Garden Village, completed in 2002, consist of 74 units in four three-story buildings. The project incorporates a creative design by making each of the four buildings look like a series of individual town homes. Architectural elements from the surrounding neighborhood were included in the design prepared by OZ Architecture.

The development’s seventy-four apartments include a mixture of one-and two-bedroom models that range from 700 to 950 square feet, a clubhouse with a health facility, and a conference and business center. 25% percent of the units are affordable to those earning 50% of the Denver area median income.

In keeping with the goal of making Highlands’ Garden Village a showcase for environmentally responsible development, the $10 million Trocadero Apartments incorporate green building materials and practices including: energy efficient appliances, boilers and other systems; concrete with a high flyash content; engineered I joists; decking made from recycled materials; dual pane windows and low-VOC paints.

The project was constructed by Palace Construction Company, Rose Companies Management provides marketing and management services.
