We are seeking an individual with a positive attitude, strong work ethic and good interpersonal skills to serve as Director of Finance in our Investments Group. This position will report directly to the Managing Director.  The Finance Director will assume a strategic role in the overall management of the firm’s real estate investment management business. He/she will have primary day-to-day responsibility for planning, implementing, managing and controlling all financial matters related to the fund assets. This will include direct responsibility for accounting, finance, forecasting, strategic planning, job costing,  property management, deal analysis and negotiations, investor relationships, joint venture relationships, compliance with SEC obligations (registered investment advisor), and private, public, tax credit and institutional financing.

Primary Responsibilities:

  • Financial reporting for fund assets
  • Provides leadership in the continuous development and evaluation of short- and long-term strategic financial objectives
  • Ensure credibility of Investments Group by providing timely and accurate analysis of budgets, financial trends and forecasts
  • Evaluates and advises on the impact of long range planning, introduction of new programs/ strategies and regulatory action
  • Provide management with advice on the financial implications of business activities
  • Provide recommendations to strategically enhance financial performance and business opportunities
  • Ensure that effective internal controls are in place and ensure compliance with GAAP and applicable federal, state and local regulatory laws and rules for financial and tax reporting (including compliance required of registered investment advisors)
  • Preparation of periodic financial reports for investors, lenders and management
  • Negotiation of debt instruments, including bank debt, GSE (Fannie Mae/Freddie Mac), New Market Tax Credit financing, state and local bonds and Low Income Housing Tax Credits
Position Requirements:

  • CPA preferred
  • Minimum 10 to 15 years of real estate experience (residential and commercial) in progressively responsible financial leadership roles, preferably in real estate investment management, development, property management and construction
  • Experience reporting to institutional investors, structuring and financing transactions
  • Strong interpersonal skills, ability to communicate and manage well at all levels of the company
  • Ability to manage many complex projects simultaneously and contribute productively in a team environment
  • Strong problem solving and creative skills and the ability to exercise sound judgment and make decisions based on accurate and timely analyses
  • High level of integrity and dependability with a strong sense of urgency and results-orientation
  • PC proficiency is essential and strong working knowledge of Yardi and Excel is preferred

SENIOR ASSET MANAGER (INVESTMENTS)
NEW YORK CITY OFFICE



We are seeking an individual with a positive attitude, strong work ethic and good interpersonal skills for a Senior Asset Manager (Multifamily) position. The Senior Asset Manager will be an integral member of Jonathan Rose Companies’ Investment Practice Group (IPG) and report to the IPG’s Managing Director.

The Senior Asset Manager will be responsible for the asset management functions for the multifamily real estate investments of the Investment Group’s fund business, as well as the multifamily investments of other Jonathan Rose Companies’ affiliated real estate entities. The funds acquire existing affordable, mixed-income and rent-regulated multifamily projects, preserve their affordability and undertake a green retrofit of these assets. The portfolio includes Section 8 projects, as well as projects financed through Low Income Housing Tax Credits and subsidized CRA and housing authority debt.  The Senior Asset Manager will also assist with the asset management of the funds’ other (office and mixed-use) assets. A keen interest and experience in green real estate is a plus. The position is based in New York City.

Primary Responsibilities:

  • Work with operating partners to optimize results.
  • Review, critique, and approve (within limits of delegated authority) or recommend for approval: annual business plans, operating budgets, capital calls, distributions, refinancing proposals, restructuring requests, and hold/sell strategies.
  • Advise on performance, budget variances, issues/decisions impacting assets, and significant changes in market and property conditions.
  • Provide performance reports to senior management and communicate operating results to appropriate internal parties.
  • Prepare cash flow projections to help manage the funds’ monthly cash flow and project annual returns.
  • Monitor the performance of investments relative to original underwriting expectations and take appropriate action to address discrepancies.
  • Participate in re-positioning of newly acquired assets (including construction management and leasing)
  • Act as a key liaison with lenders, tax credit investors and local housing authorities.
  • Represent the funds with operating partners, fund managers, and investors during conference calls, investor meetings, and property tours.
  • Prepare quantitative analysis and investment memos to support periodic investments decisions.
  • As requested, support the investment team with new deal underwriting and analysis.
  • Participate in national and regional strategy discussions and assist with special projects.
  • As assets under management grow, manage and supervise one or more mid to junior level asset managers.
Position Requirements:

  • Fifteen or more years of experience with multifamily assets, including low income housing; some commercial real estate industry experience; institutional real estate asset management experience required.
  • Experienced manager of other asset management personnel; ability to mentor
  • Experience working for a real estate fund or institutional owners of real estate is preferred.
  • Experience in re-positioning of assets (including physical improvements and leasing strategies)
  • Proven ability to analyze complex investment management issues, exercise independent judgment, and implement solutions.
  • Familiarity with partnership agreements, loan documents (including LIHTC and bond agency debt), leases, and sales contracts.
  • Solid understanding of accounting and financial reporting.
  • Detailed-oriented approach, with strong and proven financial analysis skills and experience applying standard valuation methodology.
  • Strong organizational skills with the ability to work independently, prioritize, and multi-task in a time-sensitive environment.
  • Integrity and tenacity, with a strong fiduciary mindset.
  • Strong oral and written communication skills. Candidate should be articulate and comfortable interfacing with a variety of investment, legal, corporate, and banking professionals; must communicate concerns, issues, and recommendations effectively to senior managers.
  • Well-developed interpersonal skills in order to build and maintain relationships with investment partners and other firm professionals.
  • Experience in “greening” of assets
  • Expertise with Argus, Excel, and Word.
  • Degree in Real Estate, Finance, Accounting, or similar discipline. MBA preferred.
  • Willingness to travel as necessary, typically 2-5 days per month.

MARKETING MANAGER
NEW YORK CITY OFFICE



The Marketing Manager will work directly with the firm’s President as well as the Office and Practice Directors to strengthen and unify the company’s existing image, its mission, past accomplishments, current projects, and business development areas in many fields. As a key member of the organization, the Marketing Manager will be responsible for the company’s marketing and public relations efforts, including communicating with its client base, preparing RFP responses, securing new projects in existing markets, and developing potential new markets and clients. The Marketing Manager will also be responsible for strengthening the company’s brand and managing the company’s brochure, website, newsletter, document templates, and other collateral materials.

Primary Responsibilities:

  • Develop, coordinate and promote marketing and business development efforts throughout the company, with a primary emphasis on the New York City office but a plan that integrates all offices on marketing issues.
  • In coordination with or in support of the President, Office and Practice Directors, take responsibility for preparation of RFP’s and other business proposals.
  • Develop a marketing plan for immediate, middle-range and long-term business development.
  • Develop, update and maintain all business development and marketing materials, including Power Point presentations, written documents and company website.
  • Manage the project image archive for use in proposals, presentations and marketing materials.
  • Participate in business development meetings; prepare for and accompany the President and Directors to meetings to present the firm’s work to potential clients.
  • In coordination with the President select and supervise independent contractors, public relations firms, and advertising agencies as necessary.
  • Participate in the planning and execution of marketing, leasing and sales of the residential, retail and office development of the firm.
Position Requirements:

  • Significant professional experience in strategic business development and marketing efforts.
  • BA/BS or graduate degree, preferably with marketing and graphics concentration.
  • Knowledge of planning, architecture, and/or real estate practice required.
  • Comfortable working in highly-collaborative, dynamic, fast-paced environment.
  • Excellent writing and verbal presentation skills and the ability to think strategically.

JOB COST ACCOUNTANT
NEW YORK CITY OFFICE



We are looking for an experienced job cost accountant with financing experience to provide project budget and account management services.  This position reports directly to the Manager of Job Cost Accounting and will work closely with clients, project managers, project accountants, and others at the company. 

Primary Responsibilities:

  • Work with project managers to prepare project proformas and budgets
  • Monitor contracts and execution of payments
  • Track pay requisitions, requests for information, change orders and schedules
  • Assist clients with financing and funding arrangements
  • Assist clients with construction related insurance and bonding
  • Work with outside legal and other consultants in preparing documentation and providing recommendations to clients.
  • Maintain quality accounting and budgeting standards and consistency throughout all projects
Position Requirements:

  • BS in Business Administration, preferably Accounting
  • Familiarity with proformas, various types of financing, real estate development, construction, facilities operations and management, related contracts and insurance
  • Excellent accounting and financial skills
  • 5-7 years of work experience, preferably in real estate, construction, city funding agencies, or not-for-profit environments

We are seeking an individual with a positive attitude, strong work ethic and good interpersonal skills for an administrative position supporting the CC+E and Planning Practice Groups. Strong candidates should have some previous professional experience in office administration, and some exposure to real estate and green building is a plus, but not required.

Primary Responsibilities:

  • Perform clerical tasks including: meeting coordination and scheduling, document preparation, electronic document management, filing, copying, faxing, transmittals, and other tasks as needed.
  • Support all client-related activities, and maintain written and graphic presentation materials pertinent to the Group’s work.
  • Manage the Group’s contact list, and prepare correspondence/marketing materials for mailing.
  • Manage the Group’s joint calendar, weekly meeting agenda and task list.
  • Attend project and group meetings; prepare meeting minutes and follow-up with tasks discussed.
  • Compile periodic reports summarizing work progress, schedule, budget, and outstanding items for each project.
  • Track documents, agreements, invoices, and other items with clients and consultants through calls and emails.

HELPDESK TECHNICAL SUPPORT INTERN
NEW YORK CITY OFFICE



We are offering a part-time, paid Internship position in our Information Technology Department.  This position will be responsible for providing software, hardware and peripheral support in a networked environment. This position will require a 15 to 20 hour per week commitment. 

Primary Responsibilities:

  • Provides support to end-users including: identifying, researching and resolving technical problems, responding to telephone calls, emails, and requests for technical support, and differentiating technical problems from user error.
  • Update SQL databases, and do some SQL, .NET, and SharePoint programming.
  • Accurately logs and tracks all calls and requests for support.
  • Installs approved software releases, system upgrades, patches, and resolves software-related problems.
  • Maintains, analyzes, troubleshoots, and repairs computer systems, repairs or replaces components in laptops, desktops, printers, and other peripherals.
  • Investigates errors and problems and performs analysis in effort to provide permanent resolutions.
Position Requirements:

  • Currently working towards a degree in Computer Science or Information Technology
  • Knowledge of MS Office applications (preferably Office 2007 and Office for Mac 2008)
  • Knowledge of MS SQL 2005, .NET, and SharePoint programming highly desired.
  • Experience with Windows XP/VISTA/7 x32 and x64, and Apple OSX operating systems.
  • Experience with Droid, iPhone, and Windows Mobile handheld devices highly desirable.
